  • 1. Choose Your Realtor

Choose a Realtor® who understands the nuances of the market, who listens well, and guides you through the process with humor and grace.

  • 2. Choose your Lender

Choose a lender who is reliable, fast, and most of all, offers the best programs and rates for your unique circumstances.

  • 3. Create a Checklist

Decide what’s essential, and what would be a nice benefit in your next home. Get clear about your priorities.

  • 4. Go Shopping!

This is the fun part. Work with Xan to explore neighborhoods, types of homes, and get a feel for what might fit your needs. As you do this, your checklist may change or evolve.

  • 5. Write Your Offer

When you find the home you’d like to buy, Xan will write your offer to purchase the property. Xan will negotiate fiercely to get you your dream home, prioritizing your needs, while keeping your offer appealing to the seller.

  • 6. Inspections

After your offer is accepted, an inspector will double check the property. The report will highlight both minor and major flaws. You will work with Xan to decide how you’ll proceed with any new information.

  • 7. Secure Your Loan

Once your offer is accepted, you have mutual agreement. At this point, you will work with your lender to secure underwriting. The lender will order an appraisal and work with escrow to finalize the loan.

  • 8. Celebrate

Once the transaction has moved through escrow, all papers and funds will be recorded and exchanged. The transaction will be closed, and you will get the keys to your new home!
